As a Realtor in the Denver Real Estate area, this is a great book! It spells out what it takes to make a flip successful.
This is a great book! May 24, 2007 10 out of 10 found this review helpful
I read reviews for many books before purchasing this one. What a great choice!
It is unbelievable the amount of care and detail Rick and Clay have put into this book. It is obvious that they have the ultimate desire to teach people the nuts and bolts of rehabbing properties to become successful and that they are not simply trying to sell books for their own personal gain. They say that after reading the book many people feel like they already have a few flips under their belt and that is absolutely the truth. I have read the book once and nearly re-read it again to fully absorb their information.
The tools they provide takes all of the guesswork out of evaluating a home. The valuation system and step-by-step approach teaches you how to seriously minimize your risks and positions you for well managed rehab and resell projects at very nice profits.
One of my most valuable books May 22, 2007 7 out of 8 found this review helpful
I always had an interest in flipping houses but didn't know how to go about starting or doing it. Flip gives you all the details and practical examples and explanations. I now feel more equipped to flip my first house (I'm in the process of finding a house now) and can't wait to apply what I've learned.

An excellent book providing novice investors with general knowledge about house flipping. It's a good place to start reading about the topic to build a base of knowledge. Be aware that they are also trying to sell additional software which is what it is. The book is still a complete guide even if you don't purchase the software.

If you look at the authors' bio, it's short and sweet. What it says is, I know what I'm doing because I've done this before. The steps are laid out in this book: (1) Finding a home with potential (2) How to make an offer without costing you an arm and a leg (3) how to finance (4) How to fix your house and manage it (5) How to sell. These 5 simple steps are delivered to the point, and with expertise.
Just one last point, I only recommend reading books by investors. Don't buy books from 'writers'. They don't write from an investor's perspective. Other books I recommend along with FLIP:
The Pre-Foreclosure Property Investor's Kit: How to Make Money Buying Distressed Real Estate -- Before the Public Auction by Lucier
Complete Guide to Real Estate Tax Liens and Foreclosure Deeds: Learn in 7 Days-Investing Without Losing Series by Sausa
Investing in Duplexes, Triplexes, and Quads: The Fastest and Safest Way to Real Estate Wealth by Loftis
