5 out of 5 stars Great Book to read BEFORE purchasing a FLIP or INVESTMENT property   February 13, 2008

A well written book that can help you make an informed decision on purchasing an investment property and/or FLIP property. This covers the areas you need to understand before spending the first dollar on a property.

So far, this is the most informative book on this subject that I've found. Easy to read and it gives you a lot to think about before actually doing a flip.

5 out of 5 stars Flip: How to find, fix and sell houses for profit   December 10, 2007

The book provided excellent information including charts, graphs and other tools to help find and determine what is a good purchase as well as how to determine repair/replacement costs. The information was helpful whether you are interested flipping houses or purchasing investment property. The book helped us to make a wise choice and we highly recommend it.

5 out of 5 stars One of the best books I'm read on flipping   November 28, 2007

First, this is book written by experienced flippers and not some currently unemployed starving writer needing a book to write on a hot subject, as many of the flipping books are. I've read at least couple dozen flipping books and Flip is among the best and most complete on the subject. I liked the book so much that I decided to purchase it.

The layout and writing of the book could be much better. It takes some effort to read this book. I didn't really see any use for the personal stories of investors going through the flip process. I tend to look as those as filler material and for those authors who can't artifully make their points in a concise way. The book isn't necessarily an easy read and the material doesn't flow as well as it could or should, but don't let that fool you.

The authors did a very good job in explaining most of the steps in fliping. The authors got into more detail on the sub-contracting of the rehab that most books. Some rarely mention the subject. The authors pointed out some very useful details on compiling comps that even I didn't know, and how to quantify the worth of a particular job in a rehab project.

I quickly went through all 38 Amazon reviews of Flip. Sure the truly experienced flipper may be somewhat bored, but I find even the most experienced investors can improve their game. I've been in real estate for 15 years and 90% of the investors I come in contact with are flying by the seat of their pants. Many would consider themselves serious experienced investors.

The rehabbing portion of the book would have less appeal to the DIY individual or the professional carpenter or remodeler buying a rehab to get them your the winter or their slack season, but this person would be helped by the remainder of the book.

A well written book on flipping properties. It offers detailed overviews and case studies based on experience of the authors on what/how to flip properties. While the real estate market is down right now, this book will be applicable in some areas that still has steady growth or when the market bounces back up.
